Non-Habitable Residential Construction
If you are doing work on a residential structure such as, building a deck, sun room, shed 150 sq. feet or larger, or garage you will need to fill out the required building permit application and submit three copies of a detailed drawing and two copies of the house plat with the addition drawn on it.
If your the homeowner and doing the work yourself you will be required to submit an owners affidavit. If you are a contractor you will be required to submit a current copy of your Virginia State Contractors License.
If you are doing any work that changes or adds to the plumbing, electrical, or mechanical you will need to fill out a separate permit application for each.
Any addition (excluding decks) that is 150 sq. feet or larger require approval from the Zoning Department prior to starting the building permit process.
Once you have completed all the required paperwork and gathered the required documentation please submit it to the Building Inspections Section at 777 Lynn Street 2nd Floor, Herndon, VA 20170 or by mail PO Box 427, Herndon, VA 20172.
Decks are NOT approved for hot tub installation without engineer approval of framing. A deck framing handout guide is available for your information.
Any electrical, mechanical, or plumbing additions or alterations require a permit.
If the proposed addition or alteration is required to be approved by the homeowners association, please include a copy of the approval letter.
