Zoning and Subdivision Services
Also known as Current Planning, Zoning and Subivision Services handles a wide variety of zoning and subdivision reviews and approvals. Many of these approvals are administrative in nature and can be handled within a day or two. Other applications involve a lengthier process for approval, due to the requirements for public hearings. Some of the most common applications include: site plans, preliminary subdivision and subdivision site plans, single lot development plans, building location surveys, zoning verification requests, special exceptions, variances and zoning appropriateness permits.
The Zoning Ordinance sets forth the regulations governing the use of land in the Town of Herndon. The Town is divided into zoning districts as shown on the official Zoning Map. Each district allows specific types of uses and limits various activities such as the amount of impervious surface permitted on a property, the number of parking spaces required for a use, the number of unrelated people that may live in a dwelling unit, the length of time a portable storage unit may remain on a property and many more. In addition, the Zoning Ordinance provides the steps and requirements for filing various land development applications and land use applications.
The Subdivision Ordinance sets forth the regulations governing the subdividing of land and the movement of property lines within the Town of Herndon. The Subdivision Ordinance includes information concerning the subdivision process and explains what standards must be met and what improvements must be made when subdividing property.
