Overview

The Transit Related Growth (TRG) rea, shown in the map below, has undergone a small area planning effort.  The plan establishes a vision for redevelopment and refreshing of the TRG with mixed land uses, potentially higher densities, new transportation connections and open spaces, and thoughtful urban design appropriate for its adjacency to the Herndon Metrorail Station (see map below).  The Small Area Plan provides a vision for a new, well-designed and viable mixed-use and vibrant district providing housing, goods and services, and office uses serving the TRG, complementing the previously planned Herndon Transit-Oriented Core (HTOC) and the wider Herndon community. The Small Area Plan addresses future land use, transportation and connectivity, open spaces, social, economic, and environmental sustainability, building character, and implementation, and is intended to guide public and private investment within the plan area. 

Project Updates

Two zoning ordinance text amendments creating TRG specific zoning districts have been approved and a plan amendment is currently in review for changes to the Sunset District segment of the plan and the inclusion of an implementation guide.
